What You Can Expect From Us When Selling Your Home

Marketing Plan
Comprehensive Marketing Plan:
We can help you sell your home with our optimized marketing strategy that we employ successfully for all of our clients. At Franco & Ford Real Estate Group all of our marketing is centralized and coordinated for maximum benefit to our clients. Our detailed marketing plan includes local, regional, national and international exposure.  Before listing your property with the Franco and Ford Real Estate Group, we will physically view your home and give you any tips and/or advice regarding what can be done to your home to help boost the overall presentation and curb appeal of your home.

Professional PhotographyProfessional & Aerial Photography:  A beautiful home will practically sell itself–but only if serious buyers come to see it. Nothing can get buyers through the door of your home like fantastic interior and exterior pictures–and the more, the better.  The most important photo of all, of course, is the “curb view” of your home.  Many buyers will make their decision on whether or not to view your home based on this single photo.  The best view of many homes is often from an elevated position.  We utilize the latest drone technology to make sure we get the best shot possible.  Have you ever browsed through online home listing only to find full-size photos as small as the thumbnails, or the agent standing in the background snapping the photo with their phone?  Not with us you won’t. We take the time to make sure your home is presented in the best possible way.

Extensive Internet Exposure: Having a strong web presence is critical to the real estate marketing process. A recent survey showed that 77% of all buyers start their search on the internet. Most visitors are out-of-state home-seekers looking for a second or retirement home. Searching the web is their first option to research properties for sale. This is why marketing our listings through 6 primary websites is so critically important to you and to us.  Not only do we list your home on the major Real Estate Websites, but we go one step further…each of our residential listings gets its own website!  We’llSocial Media Strategy design a site specifically for your home, and include a description, a full list of features, a lot of photos, links to nearby amenities, and we even upload a video! We also reserve a unique URL for your home based on the street address (i.e. 123MainStreet.com), and put it on all of our advertising — including the yard sign in front of your home!

Social Network Marketing:  Our team uses social networking sites to get the word out about your home. We have profiles on Twitter, Facebook, LinkedIn, Pinterest, and Google+. Using these sites is technically free, but it gives you a ton of exposure — especially to local folks!

Home StagingFree Staging Consultation:  To assist you in preparing your home for the market, we will offer you a free staging consultation from a professional stager. We’ll also walk through your home with you, making notes and giving you advice on repairs to make, cleaning tips, and more.Full Color Flyer

Full-Color Flyers:  Every one of our listings gets a full-color flyer designed by our Marketing Director, which is used in various ways depending on the home. Most frequently, we distribute them to passersby in a weather-resistant box in front of your home.

Local Advertising:  As a resort vacation area we see many visitors. Local and regional advertising reaches a significant portion of these potential buyers. We use 7 regional newspapers, brochures, signs, window displays and easy to find locations to attract buyers.

Cutting-Edge Marketing:  We’ve developed a comprehensive database of active Realtors in the South Florida area to which we distribute your listing.  While many other realtors use the Post and Pray method, we actively market your home to other Realtors in order to expedite its sale.
